ok, what's so good about blackpool?

Historically, there has been large demand for very average multi-let / bed sit style housing in Blackpool however, there is an emerging requirement for a higher class of shared accommodation from a generation of people saving up for their own homes or working on shorter term contracts without wanting or being able to afford to rent a whole property.  When we launched in 2016, we had a vision of changing the face of shared living in Blackpool, landing us at the forefront of this exciting emerging market and positioned as the leading High-End HMO management company in the area. 

what about licensing and article four?

HMO licensing in Blackpool is rigourously enforced because the town is saturated with badly maintained properties owned by unscrupulous Landlords and mismanaged by Agents quite probably at their wits end.  However, there remains the need to meet the demand for quality accommodation so the local authorities carefully regulate shared housing to ensure the right landlords and properties are available to rent.   You'll be pleased to know that we adhere to both the legal and moral obligations placed upon us as HMO Landlords and have a solid working relationship with both the Licensing team and Planning department at Blackpool Council.  Five of the properties in our portfolio are licensed HMO. April 2020 sees the introduction of the ‘Raikes Hall’ Article Four area where Permitted development rights to turn residential properties (C3) into small HMO (C4) will be revoked.

Do you provide this exceptional offering in other areas?

Together with our Co Living Partner, Blue Sky Spaces, we have ten properties in Blackpool with an eleventh under extensive renovation - offering five bedrooms and two en-suites. Expansion into other areas is on the horizon. In the coming months we will be covering a broader area of the Fylde Coast as we begin working on a five bedroom, all en-suite executive property in Cleveleys.

We recognise the enormous benefit to both us and our Tenants of being members of the Residential Landlord's Association (RLA).  Not only are our agreements the most up to date available, downloaded directly from their portal, we have access to their wealth of documents and practical experience.  We are also members of the Property Redress Scheme (protecting Landlords from the threat of rent money being stolen by an Agent), and we use the Deposit Protection Scheme. We are in the process of joining Safeagent (the UK’s leading accreditation scheme for lettings and management agents operating in the Private Rented Sector) and early in 2020, all client money transactions will be made through ‘Payprop’, the rental industry leading software provider.
